There are two prices at Albany. The first appears on the listing sheet. The second is the one a buyer signs into for as long as they hold the property, and it is not printed anywhere on the portal. Understanding the gap between those two numbers is the single most useful thing a serious buyer can do before walking the 600-acre southwestern shoreline of New Providence for the first time.
The gap has three sources, and all three tightened in the last eighteen months. The marina residential ring finished construction. The Economic Permanent Residency programme reset on January 1, 2025. And the community's membership architecture, which was always separate from ownership, is now the primary variable that determines how a resident actually uses the place. Read together, these three facts change how the asking price should be interpreted.
Albany's marina is now encircled by ten completed or near-completed residential buildings. Ten. That number is not going to eleven. Squire & Partners describes Cirrus as "the final piece of the Albany Marina residential masterplan," and Albany's own sales collateral is explicit that Cirrus is the tenth and final residential building to be developed around the marina. Coral by Bjarke Ingels Group handed over its first units at the end of 2024. Cirrus is scheduled to hand over its final units at the end of 2026.
The buildings, for the reader keeping track: Orchid by Morris Adjmi, Gemini by HKS, Charles by Gwathmey Siegel, Lantern by Morris Adjmi, Honeycomb by BIG, Cube by BIG, Tetris by OOAK, Squire by Squire & Partners, Coral by BIG, and Cirrus by Squire & Partners. The starchitect roster is not the point. The point is that the last elevator core is being poured right now, and no new pre-construction inventory will ever exist on this marina again.
What this changes for a 2026 buyer: the marina residence market at Albany converts, this year, from a mixed developer-plus-resale market into a resale-only market. That transition matters. A community's marina inventory looks flexible while developers are still absorbing raw units at published sheet prices. It behaves differently once the only seller is a private owner with a specific reason to list. Pricing power moves. Timelines stretch or compress based on what individual owners want, not what a sales office is trying to clear by year-end. A buyer who has been waiting for "the next release" should understand that the release schedule has ended.
Villas, custom home sites on the beachfront and beachwalk, and estate lots on the Ernie Els-designed golf course remain in the developer inventory and continue to be built to order. The scarcity story is specifically about the marina.
The most common assumption a first-time Albany buyer arrives with is that buying a residence buys access to the golf course, the racquet centre, the equestrian club, the pools, and the beach club. It does not. Albany's own materials state that property ownership does not automatically grant access to golf or other recreational facilities, which are subject to membership requirements.
The membership sits under the NEXUS Luxury Collection umbrella, which manages Albany. Published tiers list NEXUS Bahamas Membership at $6,750 per year plus tax, and Global Membership at $14,500 per year plus tax, with Global adding family-wide privileges, preferred lodging and slip rates, access to NEXUS clubs outside the country, and a dues credit that can be applied toward an Albany real estate purchase.
The practical read: the "resort premium" a buyer is paying at Albany is two line items, not one. The residence pays for the real estate, the architect, the finishes, and the position on the marina, the beach, or the fairway. The membership pays for the reason most people wanted to be at Albany in the first place. When a buyer is running comparisons against a marina residence at Palm Cay, a beachfront estate at Old Fort Bay, or a Lyford Cay home with a Lyford Cay Club membership already attached, the honest comparison holds Albany's residence price and its annual dues side by side, not the residence price alone.
There is a corollary on the resale side. Because membership is a separate contract, a departing owner cannot bundle membership into the sale in the way that some peer clubs allow. Membership terms and any transfer mechanics sit with NEXUS, not with the seller. Buyers should ask, in writing, exactly what conveys.
The Bahamas Economic Permanent Residency programme was updated effective January 1, 2025. The minimum qualifying residential investment is now $1,000,000 USD, and the standard application timeline runs up to eighteen months. Investments of $1,500,000 USD or more qualify for priority review, which typically closes in three to six months.
Every Albany property category, without exception, starts above $1,000,000. In practical terms, virtually every Albany transaction clears the $1,500,000 priority threshold as well. That is not incidental. It means the community's price floor is aligned, by design or by coincidence, with the fast-track lane of a residency-by-investment programme in a jurisdiction with no personal income tax, no capital gains tax, and no inheritance tax.
For a buyer whose relocation is tied to a school calendar, a tax year, or a corporate move, this is transaction-critical. A priority-track EPR file that closes in three to six months allows a family to move in the same window as a normal international relocation. A standard eighteen-month file does not. The residence purchase and the EPR filing are separate legal workstreams, but a buyer should sequence them together with a Bahamian attorney from the outset. Albany's own documents recommend engaging local counsel, and the International Persons Landholding Act treats condominium and owner-occupied purchases as a Board registration rather than a permit application, which shortens the property-side timeline meaningfully.
The three mechanisms above change the questions worth asking in the sales office and on the property. A buyer touring Albany in 2026 should be prepared to press on:

The community sits five miles from Lynden Pindling International Airport, hosts the Hero World Challenge each December, and has, at last count, more than 230 private residences distributed across marina residences, courtyard villas, beachfront and beachwalk homes, golf-course lots, and estate lots. The dining and retail spine along the marina, running through Aviva, Vesper, Azul, NINETEEN, Bisou Bisou, and Greens + Grains, and the retail cluster around The Emporium, Mosaic Jewelry, Dylan's Candy Bar, Purveyors, and Vela Salon, is essentially the daily-use footprint most residents build a routine around. Windsor School operates a dedicated on-site Albany Campus, which changes the calculus for families weighing Albany as a full-year primary residence rather than a seasonal one.
The reason to lay all of this alongside the three mechanisms above is straightforward. Albany is a well-priced asset when it is priced against what it actually delivers, and it is an expensive one when it is priced against what a buyer assumes it delivers. The difference between those two readings is where representation earns its keep.
Is the marina residence market really closed to new supply? The residential building programme around the marina is complete with Cirrus. Villas, custom sites, and estate lots continue to be built. Any future marina residence at Albany will be a resale.
Do I need a NEXUS membership to enjoy Albany if I own there? Owning a residence and holding a membership are two separate contracts. Access to golf, racquets, equestrian, and certain club facilities sits with the membership, at the tiers noted above.
Can I count on the EPR priority track? Investments at $1.5M and above qualify for priority review under the programme updated January 1, 2025. The mechanism is well-established, but each file is individual. Sequence the property purchase and the residency filing together with counsel from the beginning.
Albany rewards buyers who read the asking price as the beginning of the analysis rather than the end of it.
