Two marinas now sit on Nassau's southeastern shore, one mile apart. One is Palm Cay, where a slip cannot be bought without a home. The other is Legendary Marina Resort at Blue Water Cay, which opened in May 2026 and sells slips à la carte. For anyone comparing Palm Cay against the rest of New Providence, that single legal distinction matters more than any headline price.

The thesis of this post is simple. Palm Cay's home values are not really priced against comparable condos in Cable Beach or Sandyport. They are priced against the marine access bundled into every unit. Once a substitute for that access exists a mile away, the value of a Palm Cay home has to be read through that new lens.

The rule that shapes every Palm Cay price

Palm Cay is a 69-acre gated oceanfront community with 194 fixed-dock slips, a low-tide depth of nine feet, 1,200 feet of private beach, and an official Bahamas Port of Entry stamp inside the seagate. It also carries the only Bahamas Air Sea Rescue Association outpost on the southeastern side of the island, and it is the closest BASRA station to the Exumas.

Read the fine print on Palm Cay's own FAQ and you find the sentence that decides the market: slips may only be purchased along with the purchase of a condo, townhome, or homesite. A buyer cannot walk in, hand over cash, and take a slip. The slip is legally tied to a residence.

That single rule does three things at once:

  • It caps how many boaters can live at Palm Cay to the number of homes the developer has built or approved.
  • It bundles the marine access, the concierge, the fuel dock at the ONE Marina, the Beach Club membership, and the Dockside Café into the price of a home.
  • It gives sellers pricing power that a comparable non-marina condo does not have, because the home carries a right that cannot be replicated by buying a boat and looking for a slip.

For a mid-market gated community with pools, tennis, pickleball, and padel, none of that is remarkable on its own. Bundled with a right of dockage in one of the best-reviewed marinas in The Bahamas, it is the whole story.

One mile west, a different model

Legendary Marina Resort at Blue Water Cay sits in the Yamacraw area, roughly one mile west of Palm Cay. The Environmental Impact Assessment filed by Legendary Marine Blue Water Cay Ltd. placed the property on a formerly derelict marina site. The $110 million project by Summit Devco and the Legendary Family of Companies broke ground and, per Caribbean Journal, officially opened on a 50-acre peninsula in May 2026 with Bahamian government leaders on hand.

Two things about Blue Water Cay matter to a Palm Cay buyer.

First, it is engineered around dry storage. Its dry rack facility is rated for 185 mph winds, houses center consoles up to 55 feet and roughly 50,000 pounds, and is served by what Legendary describes as the world's largest marina forklift. Chairman Peter Bos framed the pitch clearly at groundbreaking: with insurance requiring boats to return to Florida ahead of a storm, a Category 5 dry rack removes that annual migration. Phase One holds about 300 boats indoors, with Phase Two nearly doubling that.

Second, and this is the point that reprices Palm Cay, Blue Water Cay sells slips without requiring a home. Per MAISON Bahamas, wet slip pricing runs $14,500 per foot under 100 feet and $15,500 per foot at 100 feet and over, with capacity from 55 to 130 feet.

For the first time on the southeastern shore, a boater who lives elsewhere on New Providence can secure permanent dockage without owning a home at that address.

How the two properties actually compare

The two sites read as complements more than substitutes for boaters. For homeowners, the picture is different.

What the substitute changes

The clearest way to see the impact is to ask who was previously forced to buy a Palm Cay home to get a slip on the southeastern shore. That buyer had three profiles.

The first was the boater already housed elsewhere on New Providence, in Old Fort Bay, Lyford Cay, or eastern Nassau, who wanted a permanent slip closer to the Exuma run. Under the old map, Palm Cay was the only address on the southeastern side offering that. Under the new map, they can buy a slip at Blue Water Cay and keep their existing home. That share of latent demand is now diverted.

The second was the seasonal boater who wanted hurricane peace of mind. Palm Cay is a wet-slip environment. Boats there are moved for major storms. A buyer whose primary concern was hurricane exposure now has a Category 5 dry rack across the road. Again, the pressure on Palm Cay's slip queue softens for that profile.

The third was the buyer who actually wanted the community: the beach, the Beach Club, the pool, the walk to the Dockside Café, the family-day rhythm. This buyer's alternative was never Blue Water Cay. Their alternative was staying in Sandyport or Cable Beach and doing without a slip. For them, nothing has changed except the confidence that comes with more marine infrastructure on their side of the island.

The interpretation follows. Palm Cay units that sell primarily on marina access, especially small condos with a paired slip, now compete with a standalone slip plus a home somewhere else. Palm Cay units that sell on the full community experience, the townhomes and single-family homes around the beach and clubhouse, are insulated. In fact, they may firm up. The 2026 outlook from MAISON Bahamas and the 15.45% waterfront gain on New Providence reported by BOAT International in May 2026, citing Bahamas Multiple Listing Service data, both point to demand concentrated in lifestyle-complete enclaves rather than raw dockage.

The friction to watch is disclosure at resale. A seller marketing "waterfront with slip" needs to be clear about which slip, which pier, what length, and whether the slip transfers cleanly with the residence. Palm Cay's condominium documents govern this. A buyer touring in 2026 should ask for the slip assignment in writing before the deposit, not after.

On the walk-through, what to actually check

Before the aesthetic details, work through the marine mechanics:

  • The paired slip. Pier and slip number, dimensions, and whether it fits the vessel the buyer already owns or plans to own. Palm Cay slips accommodate vessels between 18 and 100 feet, but individual slips vary widely; one MLS listing describes a 36.46 by 14.98 foot slip, while a JamesEdition listing details a 60 by 30 foot double slip in the Starfish Isle enclave.
  • Depth at the assigned slip at low tide. The published marina depth is nine feet at low, twelve at high, but the exact slip may sit at the shallower end.
  • Metered utility rates. Palm Cay publishes electricity at $0.85 per kWh and city water at $0.35 per gallon, with a two percent Association of Bahamas Marinas levy on dockage. Live-aboards require management approval.
  • Beach Club, spa, gym, and racquet access rules for owners versus tenants, and whether short-term rental of the unit is permitted.
  • Hurricane plan. Where the boat goes in a named storm, what the insurer requires, and whether a dry-rack contract at Blue Water Cay makes sense as a companion to a Palm Cay wet slip.
  • Rental economics. Palm Cay's slip owners may operate an income-producing rental program; buyers should ask for a twelve-month history of occupancy and net receipts on the specific slip, not a marina-wide average.

The 2026 market frame

Two data points bracket the year. New Providence waterfront sales prices rose 15.45% during 2025 per Bahamas MLS data cited by BOAT International in May 2026. Short answers to questions this raises

Does the arrival of Blue Water Cay hurt Palm Cay values? Not uniformly. It compresses the premium on Palm Cay units bought purely for the slip. It supports the premium on units bought for the full residential community.

Can a Palm Cay slip be sold separately from the home? Under Palm Cay's stated rule, the buyer of a slip must be a Palm Cay property owner, and slips are purchased with a residence. Any resale needs to be run past the marina management and the condominium documents.

Is Palm Cay still the closest full-service marina to the Exumas from New Providence? Effectively, yes. Palm Cay is 28 nautical miles from the Exumas; Blue Water Cay is roughly 31 to 32. Both remain the two shortest departure points on the island.

What is the practical implication for a buyer touring this quarter? Ask for the slip assignment in writing, verify the depth and dimensions against the intended vessel, and read the Palm Cay condominium documents on slip transfer before the offer, not after.
