A five-bedroom beach villa at The Ocean Club, Four Seasons Residences quietly hit the market this June at just under $23.3 million, roughly a year ahead of the development's 2027 debut. It is one of only two five-bedroom villas planned in the entire 67-home enclave, and it sets a public price marker for a product that did not exist on Paradise Island until now.
For anyone comparing a custom-built resale estate inside Ocean Club Estates against a turnkey branded residence a short walk away, that number is not trivia. It is the first visible edge of a comp set that will now sit permanently next to the community's own asking prices.
Ocean Club Estates was master-planned around 121 home sites tucked away behind a 24 hour security gate, with every home site fronting a beach, Nassau Harbour, a canal, or the Tom Weiskopf-designed golf course. Inside its gate sits a second layer of density: 88 condos of the Ocean Club Residences, overlooking the marina with golf and ocean views. Every estate here is custom. Land is the asset. Service is a la carte.
The Four Seasons Residences, by contrast, are being marketed as a single curated collection. Anticipated to open in 2027, the community will present 67 turnkey Private Residences managed by Four Seasons located in close proximity to The Ocean Club. Architecture is by SB Architects, interiors by Champalimaud Design, sales by Burnett Partners, and the sales gallery already operates out of the Hartford Gallery at the resort. It is the opposite ownership model of an OCE estate: one product, one service standard, one price sheet.
| Ocean Club Estates resale | Four Seasons Residences | |
|---|---|---|
| Inventory model | 121 custom home sites, plus 88 Ocean Club Residences condos | 67 turnkey branded residences |
| Product | One-off estates, varying vintages, custom renovations | Uniform new-build, managed finishes |
| Service layer | Owner-arranged, resort access via privileges | On-site Director of Residences, Four Seasons staff |
| Price entry (2026) | Condos from around $2M, estates well into eight figures | Priced from $6.5 million, with 5BR beach villas listing near $23.3M |
| Rental structure | Owner or private management | Optional Four Seasons-run rental program |
| Available today | Resale market, immediate use | Pre-construction, 2027 handover |
The thesis is in the differences, not the amenities. Both share the Tom Weiskopf course, the beach club, and access to the Resort's Versailles-inspired Gardens and restaurant Dune by Michelin-star Chef Jean-Georges. Amenity parity is not the story. Product design is.
Until 2024, an OCE seller could position an eight-figure estate as the only way to own the lifestyle of The Ocean Club. That framing has expired. The Four Seasons Residences now offer a lower, cleaner entry into the same beach and the same service standard, with published tiers reported in the market at roughly $6.5M–$7.8M for smaller units, $14M for three-bedroom homes, and $25M-plus for five-bedroom villas.
The consequence for a resale seller is not that OCE is worth less. It is that the reason a buyer pays OCE prices has narrowed. The Four Seasons product removes the buyer whose primary want was branded service and a lock-and-leave rental option. What remains, as the OCE buyer, is someone specifically choosing land, privacy, and design control, along with the freedom to renovate or rebuild on a full lot rather than accept a developer's finished spec.
That is a smaller pool, and a more discriminating one. An OCE listing that leans on "resort access" language in 2026 is describing something the buyer can now purchase in turnkey form next door. An OCE listing that leans on 135 feet of canal frontage, or 246 linear feet of beach, or a 1.5-acre parcel, is describing something the Four Seasons enclave cannot replicate at any price. The former argument is commoditised. The latter is not.
The other quiet shift is on the yield side. A Four Seasons Residence owner can hand the keys to a professional rental program managed by the brand and step away. An OCE owner has always been able to rent, but never through a single integrated hospitality operator on-site. For a segment of the buyer pool, particularly international owners who use the home four to eight weeks a year, that integration is worth a real premium.
Two Roads Development and Access Real Estate have publicly framed the project as substantial. Access has said the project will bring an additional USD 400 million in economic activity to the Bahamas and is projected to create around 200 full-time jobs. Those numbers matter less as macro data than as an indication of the operational depth being built into the residences. A resale OCE estate does not compete with that turnkey rental infrastructure directly, and buyers whose thesis is rental yield will migrate toward the branded product.
Which means the OCE resale that holds its value best in 2026 and 2027 is the one whose value case does not depend on rental income at all. Long-hold family compounds, legacy estates, land plays. The homes that were bought to be lived in.
For a buyer weighing OCE resale against the Four Seasons pre-construction option, the questions that separate the two products are physical, not brand-based:
That list looks nothing like a Four Seasons Residences due-diligence checklist, which is the point. The two products call for two different walk-throughs.
Paradise Island's high end has always been thin, discreet, and driven by a small number of consequential transactions rather than volume. What is different this year is that a branded pre-construction pipeline is publicly pricing itself alongside the resale market, and doing so before delivery. The $23.3M five-bedroom listing and the $6.5M entry point are both marketing signals, but they are also anchors. They will be quoted back at every OCE showing for the next eighteen months, whether the seller wants them in the conversation or not.
The strategic read for an OCE owner considering a sale is straightforward. If the estate's strongest argument is land, water frontage, or a specific architectural moment that cannot be reproduced in a 67-unit branded scheme, the arrival of the Four Seasons Residences is neutral to positive. If the strongest argument is generic Paradise Island luxury with resort access, the branded product has just made that argument cheaper to buy new.
For a buyer, the honest question is which of the two products the household actually wants to own. The answer is rarely both.
Does the Four Seasons pricing set a ceiling or a floor for OCE resale? A floor for the amenity-driven portion of the buyer pool, a ceiling for listings whose case rests on service and turnkey convenience. Land-driven OCE estates trade in a different market than the branded product and are not directly capped by it.
Should an OCE seller wait until after the 2027 opening? It depends on the property's case. A land or beach-frontage estate has no reason to wait. A service-adjacent condo may face more direct competition once the branded rental program is operational, which argues the other way.
Are the Four Seasons Residences a comp for OCE at all? Not on square-foot pricing. They are a comp for buyer attention, which is the resource that actually moves closings.
The most valuable conversation in Ocean Club Estates in 2026 is not about the median. It is about which side of the branded-versus-custom line a specific home sits on, and how to write that argument into the way the property is presented, priced, and shown. That work is done listing by listing, on the walk-through, with a clear read of what the household across the table actually intends to own.
